This year-on-year increase is also the sharpest recorded in Aragon for this period of the year since 2005. The region has therefore maintained the upward trend that has accompanied the housing market during the first nine months of 2026 and ranks as the second autonomous community where prices rose the most during the last quarter, behind only La Rioja.
ZARAGOZA LEADS PRICES AMONG THE THREE PROVINCES
According to data from Fotocasa's property index, all three Aragonese provinces recorded increases during the third quarter. Zaragoza led the rise, at 3.1%, followed by Teruel, at 2.3%, and Huesca, at 2%. However, the differences between them are significant when looking at the current cost of a square metre of housing.
Zaragoza is the most expensive province in Aragon, with an average price of €2,137 per square metre. It is followed by Huesca, where the figure reaches €1,990, while Teruel remains well below, at €1,203. Compared with September 2025, Zaragoza has risen 13.7% and Huesca 9.4%, while Teruel recorded a slight decline of 0.3%.
ZARAGOZA CITY REACHES €2,507 PER SQUARE METRE
The difference is even greater when looking at Aragon's main cities. Zaragoza city has now reached €2,507 per square metre after prices increased by 1.6% during the quarter and 9.1% over the past year. By far, it is the most expensive city analyzed in Aragon.
It is followed by Fraga, with an average price of €1,975 per square metre; Teruel city, at €1,927; and Huesca city, at €1,845. Despite the increases, Aragon remains cheaper than the Spanish average, which stands at €3,136 per square metre, and is far below regions such as Madrid and the Balearic Islands, where prices exceed €5,000.
