“Prices are now €900, €800 or €700, and the flats are not in such good condition. There are no longer €600 flats like there were four years ago,” laments Valentina Moya, who had to move to a new flat with her grandmother a year ago. Her experience reflects the difficulties of a market in which finding a home that meets suitable conditions at an affordable price is becoming increasingly complicated.
The data backs up this price surge. According to the latest report by Gesvalt, corresponding to the third quarter of 2026, rents in Aragon have risen 7.7% over the past year, reaching an average of €10.78 per square metre per month. This means that renting a 90-square-metre home would cost around €970 a month, based on the regional average price.
HIGHER RENTS AND MORE DIFFICULTIES FINDING A FLAT
But price is not the only obstacle. Valentina recalls that, during her search for a home, even securing a viewing was difficult. “It was very difficult because you would also call to see the flat, but they would cancel the appointment,” she explains. According to her account, this situation occurred on numerous occasions, making it even more difficult to find a new home.
Sonia Uday agrees that accessing a rental property has become a process full of difficulties, especially for families. “They simply don’t take your call. They make you meet a lot of requirements; they don’t allow pets or children,” she says. In her view, the conditions imposed by some landlords make finding a home particularly difficult when the applicant is not looking to live alone.
The situation is particularly significant in Zaragoza, which has the highest rents in Aragon. The report indicates that the average price reaches €11.49 per square metre per month in the province, 9.7% more than a year ago. Huesca follows, at €11.15 and with a 10.9% increase, while Teruel has the lowest prices, at €6.74 per square metre.
BUYING A HOME COSTS ALMOST €15,000 MORE THAN A YEAR AGO
The difficulties are not limited to renting. Home purchase prices in Aragon have risen 13.1% year on year, reaching €1,431 per square metre. This increase makes the region the second in Spain where prices have risen the most, behind only Castilla-La Mancha. Buying a 90-square-metre home now requires an average outlay of €128,790, almost €15,000 more than in 2025.
By province, Zaragoza also leads sale prices, with an average of €1,520 per square metre and a 17.2% increase compared with the previous year. Huesca is close behind, at €1,501 and with an increase of 14.2%, while Teruel remains the most affordable province, at €921 per square metre, although it has also recorded an 8.3% increase.
The rise in prices has created a difficult outlook for those who need to move or are looking to live independently. It is a reality that Valentina and Sonia know firsthand and that, beyond the statistics, translates into rents that are difficult to afford, viewings that never take place and requirements that reduce the chances of finding a home. “It is very difficult to get a flat if you are not living alone, if you are a family,” Sonia concludes.
