Fewer Young People Are Buying Homes in Aragon as Their Share Plunges Since 2007

Young people's access to homeownership has become significantly more difficult in Aragon over the past two decades. People aged 18 to 30 accounted for 19.25% of home purchases in 2007, but represented just 9.80% in 2025. Their share of the Aragonese housing market has therefore been almost cut in half.
Fewer Young People Are Buying Homes in Aragon as Their Share Plunges Since 2007

The data comes from a report presented at the Illustrious Notarial College of Aragon, based on transactions formalized before a notary since 2007. The trend can also be seen across Spain, where buyers aged 18 to 30 have fallen from 22.53% to 9.63%. In Aragon, this age group currently accounts for 13.66% of the population, a figure clearly higher than its share among homebuyers.

HOUSING PRICES RISE FASTER THAN INCOMES

Prices are one of the keys to understanding this trend. After falling sharply between 2007 and 2013, the average price of apartments in Aragon began to recover. Between 2013 and 2025, the price of multi-unit housing increased by 51.47%, while families' net income rose by 36.27%. This means housing prices advanced significantly faster than incomes during that period.

There are also significant differences depending on the city. In June 2026, the average price of multi-unit housing reached 2,177 euros per square meter in Zaragoza, 1,922 euros in Huesca and 1,523 euros in Teruel. Even so, after taking inflation into account, the average price in Aragon in 2025 was still 46.07% below the level recorded in 2007.

PARENT-TO-CHILD DONATIONS INCREASE

As young people have lost ground among buyers, the number of homes transferred from parents to children through donations has increased. Aragon recorded 378 such transactions in 2019 and 756 in 2025, exactly double the earlier figure. Growth was greater than across Spain as a whole, where these donations increased by 60.36% during the same period.

Monetary donations between parents and children have also multiplied. They rose from 73 transactions in 2019 to 232 in 2025, an increase of 217.8%. The average amount given last year was 66,823 euros. The data therefore reflects the growing importance of family assistance at a time when accessing housing is becoming more difficult for younger generations.

A MAP TO CHECK THE REAL PRICE OF HOUSING

All this information is available through the Notarial Statistics Portal, a free tool developed using anonymized data from property sale deeds. The platform allows users to find out the actual prices at which homes are sold and search for information by municipality, postal code and even neighborhood. It also provides data on price per square meter, average home size, transaction values and the number of sales, with information updated every month.
